Servicing contracts
Every unit on site serviced on a fixed cycle, priced per unit, with a service report every visit.
We survey the site first and count every unit by building, level and type. The contract price is that count times a per-unit rate, so the invoice is arithmetic you can check.
What’s included
- Filter, coil, blower and drain-pan cleaning on each indoor unit
- Condensate drainage checked and cleared
- Outdoor unit cleaning
- An operational check of cooling and controls
- A service report every visit: units and areas served, works carried out, and what we found
- A unit list per site, maintained across visits
- Photographs of concealed work, where you ask for them at scoping
- One invoice per cycle, referenced to the report
- Faults found are reported and quoted
Not included
- Chemical wash, quoted per unit when a coil needs it
- Refrigerant top-up, only after a leak check
- Parts, quoted and approved before fitting
- Units not on the contract’s unit count
Chemical wash and chemical overhaul
When a normal service will not clear a coil, we show you its condition and quote a chemical wash per unit before we start. A chemical overhaul, with the unit taken down, is quoted as its own line. Both are available inside a contract or on their own.

Common questions
How is it priced?
Per unit, per visit, against the unit count fixed at survey.
What if a unit fails between visits?
Call us. That is a repair visit, quoted before any chargeable work.
Can visits work around our hours?
Visit times are agreed with you at survey and written into the schedule.
